# $5.7M Industrial Sale Leaseback in Las Vegas MSA for Sunrise Service

Introduction:

Ascension Advisory is pleased to announce the successful closing of a $5.7 million [sale leaseback](https://ascensionadvisory.com/ascension-advisory-blog/what-is-a-real-estate-sale-leaseback?hsLang=en) transaction on behalf of a search fund that acquired [Sunrise Service](https://www.sunrisehvac.com/), a leading heating and cooling company in the Las Vegas, Nevada metro area.

Client Objective:

The client closed on the business and sale leaseback simultaneously, and sought to use the sale leaseback proceeds to effectively reduce the price of the acquisition while ensuring the continued operational presence at the Nevada site.

Solution:

With Ascension Advisory’s expertise in structuring sale leaseback transactions as acquisition financing for sponsors, the team was able to successfully leverage their extensive network of private and institutional buyers on an off-market basis to successful close the sale leaseback alongside the M&A process, meeting the client’s required timeline.

Conclusion:

The Ascension team guided the sale leaseback transaction to a close by year-end, which was critical to all parties. The terms of the deal were aligned with the sponsor and their long-term objectives with the operating company, and provided the buyer with a high-quality asset and a stable return from a robust, long-term tenant.
