Ascension Advisory successfully executed a sale leaseback on behalf of Met Company Inc., an established Houston-based industrial fabrication and manufacturing company with more than 30 years of operating history. The transaction involved the company's 28,738-square-foot headquarters and primary manufacturing facility, situated on 4.06 acres in Houston, Texas.

Transaction Approach

Met Company sought to unlock capital tied up in its existing real estate to reinvest in its business and support future growth. Having operated at the facility since 2007, the company required a financing solution that would provide immediate liquidity while preserving long-term operational control of its mission-critical manufacturing headquarters.

Ascension structured a sale leaseback that allowed Met Company to monetize its owned real estate without disrupting operations or taking on additional traditional debt. The transaction included a new long-term absolute triple-net lease with annual escalators, allowing the company to continue operating from its established facility while redirecting capital toward its core business.

Outcome

The sale leaseback provided Met Company with capital to reinvest in its operations, strengthen its financial position, and support future growth initiatives, all while maintaining uninterrupted occupancy of its headquarters and manufacturing facility.
